Tunneling is a method used to access damaged areas beneath your home by digging from the outside, instead of through your floors. It's commonly used for under-slab plumbing and foundation repairs, allowing us to reach problem areas without disrupting your interior.

You will see a pile of soil near the tunnel entrance during the project and reuse it when backfilling the tunnel. Although we compact the soil inside the tunnel as much as possible, it’s not possible to return it to its original density. For this reason, we will remove and haul away some of the excess dirt, and the remaining soil will be spread neatly in a homeowner-approved area to avoid large mounds on the property.

No. Because all work is performed from outside, you can remain in your home throughout the repair with minimal interruption to your daily routine.

Excavating a tunnel usually takes 1–5 days, depending on soil conditions, tunnel length, and the scope of the repair.

Yes. Tunneling is a safe when performed properly. When a tunnel is dug for foundation repair, the tunnel itself is used strictly as access to reach interior beams, and the structural support is provided by the piers we install under the slab. However, when tunneling is performed for plumbing, we will also add support piers as needed to ensure the slab remains properly supported after backfilling.

If you compare only the direct cost of digging a tunnel vs. breaking out concrete from inside, tunneling is typically more expensive upfront. However, when you factor in all of the additional costs that come with interior demolition such as replacing flooring, repainting baseboards, patching concrete, and paying for deep cleaning inside your home, tunneling often becomes the more cost-effective and less disruptive option overall.
