🎶Oh No! It’s Raining Again🎶Season-by-Season Tips to Keep Your DFW Foundation Strong

While Hugo Drax liked comparing James Bond’s reappearances to that of an unloved season, at iFix… Wait… hadn’t we done this introduction before?


Well.., yes we had, so we are going to skip that bit of intro and instead ask you to picture this: the sound of water on the roof, the cooler air and a welcome break from the heat. Rainy days have an intrinsic charm to them. However, as refreshing as they can be, you know what they say about too much of a good thing…



And in the case of rain, too much of it can quickly turn from a blessing into a problem. Remember that the key is to make sure your home knows how to handle the rain, because when the ground becomes oversaturated, it doesn’t just absorb water, but changes shape.


These changes in shape cause the soil to expand, become heavy and unstable and to loose its ability to drain properly and this will lead to:


Heaving, (upward movement of a building’s foundation or concrete slab brought about by the expansion of soil, often due to high moisture in soils or frost. It causes structural damage like interior wall cracks, misaligned doors, and uneven floors).


Increased pressure against foundation walls.


Erosion and Soil washout.


Remember that too much water is just as bad as too little, but in a different way. But how can I know if water is affecting the soil (and possible the structure)? Well, these are the warning sings to look out for during the rainy seasons:


  • Water pooling near the foundation


  • Muddy or overly soft soil around the home


  • Musty smells indoors


  • New or widening cracks after storms


  • Damp crawlspaces or basements


So, if any of these are present you should address it sooner rather than later.


But the real question is whether there is a way to prevent this possible damage from happening. And the answer is yes. There are a handful of actions you can take to ensure the rainy season remains a pleasant experience throughout. 


Rainy Season Maintenance Checklist:


Check Gutters and Downspouts. This will be the first line of defense against the rainy season.

Keep them gutters clean and clear. Make sure downspouts extend at least 4 to 6 feet away from the house and ensure water is directed away from the foundation.


Improve Drainage. 

Maintain proper grading; this means making sure the soil slopes away from the house. Avoid water collection in low spots. Remember that water should move away and not linger. Additional services such as French drains or Sump pumps are very helpful and worth every cent spent.


Inspect for Erosion

After heavy rain, a walk around your house will not only allow you to fill your lungs with the  ever so sweet scent of petrichor, but will help you identify if there’s any washed-out soil, exposed foundation edges and uneven ground levels. This is elementary as erosion can remove the support your foundation depends on.


Monitor Moisture Indoors

Another very important piece of the puzzle. Check fro damp smells in every room and every corner, look for condensation and mold-prone areas. Also, don’t forget to inspect crawlspaces and basements, as moisture doesn’t always stay inside.


Test Your System

Another quite important part, that you can also do while walking around the house looking for erosion; watch where the water flows and identify problem areas. Houses are good at telling stories, and they will show you where improvements are needed, you just have to listen.


Once you’ve gone through the checklist, you will know if you need to call a professional. Things like persistent standing water, repeated moisture intrusion, soil erosion that is beginning t affect the foundation, cracks appearing after heavy rain cycles and undressed water issues are all reasons to call a professional.
